MJM manages properties under many federal, state and local government subsidy programs, including project-based HUD Section 8 insured under section 221(d)(4); HUD Section 236; Low Income Housing Preservation programs ELIPHA (Title II) and LIHPRHA (Title VI); IRS Section 42 Tax Credits; and Local Public Housing Authorities Tenant-Based Section 8 Vouchers and Certificates.

MJM Management pays particular attention to anticipating and avoiding problems related to areas such as staffing, resident turnover, and accounting system integration. MJM’s approach to property management focuses on revenue growth, high occupancy, expense control, physical plant improvement, and service and responsiveness to residents and clients. Our objective is twofold: producing increased net operating income, and implementing a strong customer-service based orientation. Because we manage our own properties as well as providing management services for others, our focus is that of an owner. For all of our properties, MJM continually makes recommendations and/or completes projects that have resulted in increased owner returns and property values, while reducing expenses.
